What I Choose for Every Client (So They Don’t Have To)

Building or remodeling a home means making hundreds of decisions. Some of them are exciting, a lot of them are overwhelming, and a few will keep you up at night wondering if you just made a very expensive mistake.

I see it with almost every client, and it’s a big part of why they come to us. After over a decade of designing new builds, remodels, and furnishing homes, we’ve learned which decisions matter most. So I want to walk you through four decisions we make for every client, what we choose and why, so they don’t have to figure it out on their own.

How the Home Actually Flows

Before we pick a single finish or piece of furniture, I want to understand how your family actually lives. Not how you think you should live, but how your days really go.

That means knowing where the bags and shoes land when everyone walks in the door, who does the cooking and whether they like company while they do it, who lives at home, and how often you like to host or have company staying with you.

Your lifestyle is what shapes everything else. The layout people think they want and the one that actually works for them are often two different things. I’ve seen laundry rooms on the opposite end of the house from the bedrooms, so every load gets carried down the hall and back, and formal dining rooms that the family uses twice a year while everyone crowds around the kitchen island the rest of the time.

Getting this right early matters, because the floor plan is the most expensive thing to change later. Moving a wall once it’s built can mean new framing, plumbing, electrical, and drywall, plus weeks added to the schedule. Lighting and electrical work the same way. Once the drywall goes up, every fixture, switch, and outlet is essentially locked in, so we plan them around how you’ll use each room: the pendants centered over the island, the outlet where your reading lamp will sit, the switch right where you reach for it when you walk in.

We work with the architect to change the floor plan based on how you live, not what looks good. When the flow is right, your home supports your daily life instead of working against it.

The Foundation of the Home: Materials and Finishes

This is the category that overwhelms clients more than any other. Paint, flooring, millwork profiles, stone, metal finishes, and lighting all come with endless options.

We don’t present these one decision at a time. We build one cohesive plan for the whole home, so you can see how every material works together across every room before anything is finalized. That way, we know the floors will work with the wood stains, the materials will complement the furnishings and accessories that come later, and the home will feel connected moving from one room to the next.

And that plan doesn’t stop once your design is approved. Over the course of a build, things change: a material becomes unavailable, or an item is backordered long enough to threaten the schedule. Every one of those new selections is made against the physical samples of everything you’ve already approved, so each choice is checked against the whole home, not just the room it lives in.

These materials are the foundation of your home, and after the floor plan, they’re the hardest and most expensive things to change. So they need to be intentionally selected. I’m always choosing with the future version of your home in mind, which is why you’ll see marble, wood, brass, and polished nickel in our projects. They look even better and more lived-in years from now than they do when they are first completed.

Furnishings Made for the Room

Without a professional, here’s how most rooms come together: you find a sofa you love and buy it, then a rug, then a chair. Each piece is beautiful on its own, but together the room ends up without a real point of view.

We do it differently. We design custom furniture pieces for the exact room they’ll live in, with the fabrics, wood tones, and finishes all chosen together and layered on top of the foundation we’ve already built. In almost every living room we design, the sofa or end tables are custom. Beds often are too, which is one of my favorite places to have fun with an upholstered fabric. Window treatments and pillows are always custom, because they’re what pull a room’s fabrics and colors together.

Scale is a huge part of this as well. We space-plan every room, figuring out the perfect size for every piece so the room feels full and finished while still leaving easy, natural paths to move through it. Those plans show you the layout we recommend for each room, so you can see exactly how everything comes together and approve it before a single piece is ordered.

It’s also why no two of our homes look the same. When everything is made for the room and the people in it, the result is a home that could only belong to you.

Where We Prioritize High-Quality

Almost every client wonders where their investment will make the biggest difference, so I like to talk about it early, before anything is selected.

My rule is simple: invest in what you touch, what’s hard to change, and what sets the tone of the home. The faucet you turn on every morning, the cabinets you use each day, and the sofa your family lives on. You use them every day, so that’s where quality makes the biggest difference.

Just as important is knowing where not to spend. A beautiful home isn’t one where every line item is the most expensive option. It’s one where the investment is placed with intention. Some pieces carry a room and deserve the budget. Others can be simpler without anyone ever noticing, because the pieces around them are doing the work.

That balance only comes from years of doing this and seeing which choices clients are still glad they made long after we’ve finished. Knowing the difference is our expertise, and it’s why clients trust us to make sure their budget goes where it matters most.

You Don’t Have to Make These Decisions Alone

Our clients never have to make these decisions on their own. You’re involved every step of the way, and everything we design starts with your taste and how your family lives. Our job is to guide you through the rest, so you can feel confident in every choice instead of wondering whether you got it right.
